Pre Purchase Inspections

Pre-Purchase or Prior to Purchase Timber Pest Inspections are essential prior to purchasing one of our most valuable assets such as our home. It is necessary to have a very good idea on whether there is a problem with the property, the extent of the problem and what is required for rectifications prior to making the commitment to purchase. Don't just rely on the information or the good words given to you by the vendor or their agent.

The detailed typed report provided is a very important part of the inspection process as it details any plan of action. As much time and care is taken in the production of the report as the inspection itself, we pride our reports on being higher than the required industry standard.
Inspections take between one and three hours on site, this way we can ensure that the problems are dealt the best and the fastest way possible.
 
Your detailed inspection will determine whether there is evidence of timber pest damage and activity. We will note special susceptibility and risk factors such as damp areas, areas with poor ventilation and limited access. We note if there are tree stumps or soil built up too high next to buildings which can allow undetected termite entry. We look for signs of previous termite treatment.
The Pest inspection will include a range of recommendations, these include DIY (do it yourself) recommendations such as: removing loose timbers, digging out areas of soil build up, paying attention to your general home maintenance, fixing leaking pipes, removing formwork timbers.
If your timbers are suffering from wood decay they will be more attractive to termite attack. Termites need moisture – and low, damp, poorly ventilated subfloors with loose timbers are ideal for them.
If activity is found we may recommend a more invasive inspection such as test drilling trees or stumps, borescopic or thermal imaging inspections, removal of wall, floor or ceiling panels to expose entry points or damage.

All Austrapest inspection reports are done to the Australian Standards on Timber Pest inspections A.S. 4349.3 - 2010 and the AEPMA Code of Practice for Prior to Purchase Timber Pest Inspections. Our termite work is done in accordance with A.S. 3660.2 – 2000.
We do inspections for existing properties - Special Purpose inspections can include Thermal Imaging, Borescopic and Termitract inspections. We also specialise in Pre-Purchase inspections, Site inspections (prior to renovations or installing a new building) and Invasive inspections. When a property has active termites, the inspection will include a proposal for the management of the termite problem.
